Decent Homes

What Is A Decent Home?

The Decent Home standard is complex. In a nutshell, a "Decent Home" is:

  • wind and weather proof
  • reasonably warm
  • in a reasonable state of repair
  • reasonably modern
  • above the current legal minimum standard for housing

The government wants 95% of all council homes meet this standard by 2010. You can find out more about Decent Homes by clicking here.

How The Decent Homes Programme Is Going

We have already improved over 3,800 homes. We think we should be able to improve all our homes by 2010.

What Happens To Your Home

When we are ready to improve your home, we will write to you. Our surveyor then carries out a survey of your home. They will decide what work your home needs. The survey could happen up to a year before we start working on your home.

We might:

  • rewire your home
  • replace your boiler
  • improve or replace your kitchen, bathroom, windows and outside doors.

Surveying - Decent Homes

All homes have a survey to see if they meet the Decent Homes Standard. This lasts between 40 to 90 minutes, depending how large your home is.

Asbestos

Sometimes we may need to an asbestos survey as part of the Decent Homes programme. This takes about 30 minutes.

Asbestos has been used in many homes. It is safe as long as it is not damaged. If we find it, we will remove it if we need to.
